Maintenance of Flats and Internal Installations

(a) Every Member shall keep the flat/unit in good condition and proper repair and shall maintain the same in a clean, safe, hygienic and tenantable condition.

(b) Every Member shall, at his own cost, maintain all internal parts of the flat/unit and all internal fixtures, fittings and installations therein, except those specifically required to be maintained by the Society under these Bye-laws.

(c) Without prejudice to clause (ii), every Member shall, at his own cost, maintain the following within the flat/unit:—

(i) internal plaster, flooring, tiles, wall finishes, false ceiling and internal painting;

(ii) internal doors, windows, ventilators, grills, glazing and glass panes;

(iii) internal electrical wiring, switches, sockets, fixtures, fittings and appliances beyond the Society's common supply point;

(iv) internal water pipes, taps, valves, sanitary fittings and plumbing installations beyond the Society's common supply line;

(v) internal drainage pipes, sanitary connections and fixtures serving exclusively that flat/unit;

(vi) wash basins, sinks, water closets, bathroom fittings, kitchen fittings and all other sanitary installations;

(vii) internal waterproofing, tile joints, sealants and finishing works carried out within the flat/unit; and

(viii) such other internal fixtures, fittings and installations exclusively serving that flat/unit.

(d) No Member shall do or permit anything in the flat/unit which may cause leakage, seepage, blockage, damage, nuisance, inconvenience, vibration, fire hazard or danger to the building, common areas, common facilities, common services or any other flat/unit.

(e) Every Member shall promptly attend to any defect, damage or deterioration for which he is responsible and shall cooperate with the Society in carrying out repairs affecting the building or common services.

(f) Every Member shall permit reasonable access to the Society or its authorised representatives for inspection, maintenance, repairs, replacement of common services or compliance with statutory requirements in accordance with these Bye-laws.
