Registration & name reservation
The 2026 amendment introduces a streamlined two-stage process for registering a co-operative housing society: first reserve the name, then apply for registration within two months. The Registrar must respond to name-reservation applications within 30 days.
Stage 1 — Name reservation (Rule 106C-2)
Before registration, the chief promoter must reserve the proposed society name with the Joint, Deputy, or Assistant Registrar of Co-operative Societies.
- File Form Y-1 (for a new housing society) or Form Y-2 (for an association of societies or co-operative housing association).
- Submit by hand delivery, registered post, or electronic mode.
- Include up to 4 alternative names in order of preference in case the first choice is taken.
- Registrar acknowledges receipt in Form Y-3 register with a serial number.
- Registrar must dispose of the application within 30 days — granting or rejecting with written reasons.
Documents for name reservation — new housing society (Form Y-1)
- Signed minutes of the promoters' meeting electing the chief promoter.
- Attendance list of promoters who attended that meeting.
- Certified copy of the resolution authorising the chief promoter.
- Commencement certificate or building completion certificate certified by an architect (for tenant co-partnership or premises society).
- OR: architect-certified tentative layout plan, or sanctioned layout plan (for tenant ownership society).
Documents for name reservation — association / federation (Form Y-2)
- Minutes of general body meeting electing the chief promoter, plus list of office bearers present.
- Resolutions from at least 5 societies (for association of societies) or at least 2 societies/legal bodies (for co-operative housing association) authorising two office bearers to attend meetings and sign documents.
- Copy of registration certificate of each constituent society or legal body.
- Certificate from an architect certifying all constituent entities are part of the same layout or plot.
Stage 2 — Registration (Rule 106C-3)
Once name reservation is granted, the chief promoter must apply for registration within two months. The application must be in Marathi, Hindi, or English.
The two-month window runs from the date the Registrar grants name reservation, not from the date of application. Missing this deadline means starting the name-reservation process again.
Documents for registration
- Application in Form Y-1, signed by the chief promoter.
- Two copies of the proposed bye-laws of the society.
- List of persons who contributed to share capital, with amounts contributed and entrance fees paid.
- Bank certificate confirming credit balance in the society's account.
- Economic viability scheme — explaining how the society's working will be financially sound, and describing any immovable property to be purchased, acquired, or transferred.
- Registration fee (see fee table — ₹2,500 to ₹10,000 depending on flat count).

Submission method
The registration application can be submitted to the Registrar by registered post, hand delivery, or electronic mode (Rule 106C-3(3)).
Frequently asked
The Registrar will consider the alternative names listed in the application in order of preference. If none is available, a fresh application with new names is required.
