Registration fees
Rule 106C-3(2)(d) prescribes a new registration fee structure for co-operative housing societies in Maharashtra. Fees are tiered by society type and flat count, ranging from ₹50 for welfare-category societies to ₹10,000 for large tenant co-partnership societies.

Types of housing societies explained
- Tenant ownership housing society: members own both the land and the building. Society owns the land; members hold shares.
- Tenant co-partnership housing society: developer/builder constructs the building; society formed by flat purchasers (the most common type in Maharashtra).
- Other housing societies: includes house construction societies, house mortgage societies, and premises societies.
- Backward class societies: housing societies formed exclusively by members of Scheduled Castes, Scheduled Tribes, OBC, or VJNT.
- Lok Awas Yojana societies: government mass-housing scheme societies.
- Co-operative housing association: an apex body formed by individual housing societies in the same layout or plot.
- Association of societies: a federation of at least 5 societies sharing a common layout or infrastructure.
How and when to pay
The registration fee is paid along with the registration application submitted under Rule 106C-3. The original treasury challan (proof of fee deposit) must be attached to the application.
The fee is paid into the Government Treasury. A certified copy or original challan must accompany Form Y-1 when filing the registration application.
Entrance fee (₹500 per member) is separate from the registration fee. The registration fee is paid once, to the Government Treasury. Entrance fees are paid by each member to the society itself.
