How many marks do I need to pass, and what does a 50 do?
Forty per cent in each paper, with an aggregate of 240 of 600; because 240 is six times forty, the per-paper line is the real one. Fail the examination as a whole but score 50 per cent or more in a paper, and that paper is exempted next time, but only if you claim it in the application form, every year.
Who may sit: a graduate, or someone in service without a degree?
Any graduate of a recognised university, in any subject; or a permanent employee of Government, a co-operative institution or an APMC with the S.S.C. and five years' service (the Board's 2015 notice also lists the H.S.C. with three years). The 2012 regulation and the 2015 notice differ, so read the eligibility clause of the notification for your own sitting.
In six of the seven sittings the objective block (full forms, blanks, match the pairs) and the short-note block carried exactly fifty marks together, and forty in the seventh. That is where the exemption lives, so the book drills them before everything else: Missions 1.2, 1.3, 1.4 and 1.17.

On what grounds and by what vote can a member be expelled?
s.35(1): a resolution of not less than three-fourths of the members entitled to vote who are present at a general meeting held for the purpose, for acts detrimental to the interest or proper working of the society. Both provisos carry marks: a chance for the member to state his case, and the Registrar's approval. Grounds: Rule 28 and bye-law 48. Procedure: Rule 29. Bar on re-admission: s.35(2).
s.154B-13, not s.30 (which s.154B(2) disapplies), though the 2026 match set keys the pair as "s.30 and s.154B-13", so cite both in an objective answer. Transfer on a testamentary document, succession certificate, legal heirship certificate or family arrangement, or to the nominee, who is admitted a provisional member until the heir is admitted. Say that nomination does not transfer ownership: the Note to bye-law 33 makes the nominee a trustee.
Enlist the books of account, records and registers
Name three sources in the first line: s.79 of the Act, Rule 65(1) of the Rules and bye-laws 140 to 142. Rule 65(1) is eleven items; bye-law 140 is sixteen and is the list the examiner works from. The verb is enlist, so it is graded by counting: a numbered list, one line an item, no connecting prose.
s.81(1)(a): accounts audited at least once in each financial year, completed within four months of year-end, by an auditor from the panel prepared by the Registrar and approved by the State Government, appointed by the general body under s.75(2A); the report is laid before the annual general body meeting. Add s.81(1)(c), the twenty-society cap, s.81(2), the auditor's powers under s.81(3) and (4), and the report under s.81(5B).

The member's duties and obligations
The largest descriptive topic in Paper I: 22.9 marks a year, asked in all seven sittings. s.154B-10(5): pay the dues within the time decided in general meeting; vacate the flat when required for redevelopment as decided in general meeting; perform the duties under the Act, Rules and bye-laws. s.154B-10(4) is the sanction. Fill from bye-laws 42 to 47, close on bye-laws 60 and 61, and take the headings from the question's own words.
First general meeting: Rule 59(1) and bye-law 84, convened by the Chief Promoter. Annual general body meeting: s.75(1), business at bye-law 94 and s.75(2), adoption under s.75(4). Special general body meeting: s.76(1); under bye-law 95 it may transact no business beyond the notice, and s.76(3) lets the Registrar call it himself. Quorum is bye-law 99; failure of quorum, bye-law 100. At fifteen marks give all three with authority, notice, quorum and business; an answer giving only two caps at ten.

Paper I · The member's duties and obligations
The member's duties and obligations. Paper I · Expulsion of a member

Both provisos are marks — an opportunity to the member to represent his case, and the Registrar's approval. Rule 28 for the grounds, bye-law 48 for three more, Rule 29 for the procedure, s.35(2) for the bar on re-admission.

Transfer of interest on death. s.154B-13, not s.30, which s.154B(2) disapplies — though the 2026 match set keys the pair as "s.30 and s.154B-13", so cite both in an objective answer. Transfer on a testamentary document, succession certificate, legal heirship certificate or family arrangement, or to the nominee, who is admitted a provisional member until the heir is admitted. Rule 25 for the mechanics, bye-laws 31 to 34 for the society's steps. Say in terms that nomination does not transfer ownership: the Note to bye-law 33 makes the nominee a trustee until the heirs are on record.

Paper I · Audit under s.81
Audit under s.81. s.81(1)(a) is one sentence containing six marks: the society shall cause its accounts to be audited at least once in each financial year, completed within four months of the close of that year, by an auditor from the panel prepared by the Registrar and approved by the State Government, appointed by the general body under s.75(2A), and shall lay the report before the annual general body meeting. Add s.81(1)(c), which puts the duty on the committee; the twenty-society cap in the proviso; the matters s.81(2) requires the audit to examine; the auditor's powers under s.81(3) and (4), including the Flying Squad and test audit; and the report under s.81(5B).

Volume I is the book for Paper I, Management of Co-operative Housing Societies, of the Government Diploma in Co-operation and Accountancy (GDC&A). Papers I to III are also the three papers of the Certificate in Co-operative Housing Management (CHM), so this volume serves CHM candidates as well. The volume is complete for its own paper and does not need the other five.
Is this book endorsed by the GDC&A Board?
No. The book says so on its imprint page: it is not published, endorsed, approved by or affiliated with the Board, the Commissioner for Co-operation or any other authority. The Board has published no answer key or marking scheme, so no mark figure or answer in the book is the Board's unless the book says so in terms.
Is the law up to date?
The law is stated as it stood on 1 October 2026, including the Maharashtra Co-operative Societies (Amendment) Rules, 2026, which inserted Chapter XI-B for housing societies. Where a past paper was set on older law, the book prints both and tells you which to write. Fees, rates and other figures a circular can change are printed with their source and date, or left out; check them against the Board's notification for your sitting.
Should I buy the set instead?
Only if you need more than one paper. This volume alone is ₹499. Papers I–III are the three papers a CHM candidate sits: three single volumes cost ₹1,497, against ₹1,399 for the English CHM Set, a saving of ₹98; the Set also costs just ₹401 more than any two volumes. For all six papers, six volumes cost ₹2,994, against ₹1,699 for the English Complete Set, a saving of ₹1,295. The set prices are introductory prices valid until 31 December 2026. The Maharashtra Co-operative Societies Act, the Rules, the bye-laws and the Board's past papers are public. The Board has published no answer key, marking scheme or weighting, so every mark figure in the book is the Board's printed figure or the authors' own count, and says which.
