Registered 63 years ago, in 1963. The date a society joined the register is the single most useful thing on its record — it decides which model bye-laws it should be running on, and whether it belongs to the generation that still has conveyance outstanding.
Societies registered before 2008, as this one was in 1963, are the group most often still waiting on conveyance — until the Maharashtra Ownership Flats Act was amended that year there was no remedy when a promoter simply never executed it. Deemed conveyance is the route that amendment created, and it is what lets a society hold the land in its own name, redevelop, and raise loans against the property.

Around this point most societies begin looking at structural audits, major repairs or redevelopment, and the decisions that follow — developer selection, member consent, conveyance status — are the ones that most often go wrong without advice.
